An interactive parcel map of the Maldonado department, Uruguay. Every urban and rural padrón rendered with TONE zoning overlays, soil-category classifications, and manzana-level sale-price references. Maintained by ALPA for Estudio Local; the zoning engine is open-source.
03 What it gives you
i.
Envelope generation, single or multi-lot
Pick one parcel or several adjoining padrones. The app returns FOS, FOT, altura, retiros, and permitted typologies. Multi-lot input automatically compares individual, apareada (party-wall), and unified (englobamiento) scenarios side by side.
ii.
Saved analyses, per padrón
Generated envelopes persist per padrón. Re-open the parcel modal any time to read the stored report — no re-run, no wait.
iii.
Shareable permalinks
Every analysis has a URL. Send it to a colleague and they open the same report in the modal, no login required.
iv.
JSON download for proforma
Export the envelope — buildable m², setback geometry, height cap, unit strategy — as structured JSON, ready to feed a residual-value or income proforma.

9 localities, ~70 subzones, 7 decretos.
TONE normativa digitized for the Maldonado department through Dto. 4056/2022. Each zone carries a data-quality flag (verified / partial / estimated / pending / conditional) surfaced in the sidebar.

/norma-informe produces an A4 HTML file with inline styles. Open in the browser, ⌘P → Save as PDF to share.

Both /norma and /norma-informe live in github.com/Estudio-Local/normativa under MIT. Audit the logic, contribute coverage, fork.
