The Challenge

Airbnb’s space team was managing a complex real estate portfolio with data scattered across disconnected systems — CAFM tools, VergeSense occupancy sensors, security badge readers, room booking platforms, and more. Each system told part of the story, but no single view existed to support fast, informed decision-making at scale.

Our Approach

We designed and built a centralized space operating system with an underlying data warehouse that ingests, normalizes, and connects data from across the workplace technology stack:

  • CAFM integration — floor plans, seat assignments, and space inventory
  • Occupancy sensors — real-time and historical utilization from VergeSense
  • Badge data — building and floor-level attendance patterns from security systems
  • Booking platforms — room and desk reservation data, no-show rates, and demand signals

The platform consolidates these sources into a unified model, enabling cross-system analysis that was previously impossible without manual data pulls and spreadsheet reconciliation.

Weekly Insights

A core feature of the system is automated weekly insights — surfacing trends, anomalies, and actionable recommendations to the space team without requiring them to dig through dashboards. These insights cover utilization shifts, capacity risks, and opportunities to optimize the portfolio.

Impact

The platform replaced a fragmented, manual reporting workflow with a single source of truth for space decisions. The space team now operates with a shared, data-driven view of how their portfolio is actually performing — and can act on it in days instead of weeks.
